Is 2025 a Good Year to Invest in Real Estate? Here's What Experts Are Saying

Yahoo! Finance points out how a “major piece of the puzzle” are interest rates. With the Federal Reserve lowering short-term interest rates in late 2024, the article notes that “It would seem that conditions are consolidating for a housing market rebound.” The chief economist of the National Association of Realtors (NAR) predicts interest rates of around 6 percent in 2025 while Zillow and the Mortgage Bankers Association expect rates around 6.5 percent, and Redfin anticipates 7 percent rates by the end of 2025.

Although not as low as they once were, mortgage rates are still below their fifty-two-year historical average. From April 1971 until now, the thirty-year mortgage rate has averaged 7.72 percent. At its peak, in October 1981, the rate was 18.63 percent.

U.S. News & World Report notes that people have become used to borrowing rates being higher than the lows experienced in 2020 and 2021. So many, they predict “may see 2025 as a perfect year to jump back into the housing market, especially as the lock-in effects of sub-6% interest rates continue to wane.”

More specifically, by Q2 2024, although almost 86 percent of homeowners still had mortgage interest rates below 6 percent, this is less than two years ago when that percentage was nearly 93 percent. And, as people continue to sell their homes—because of job changes, moves to a new community, and so forth—fewer people will benefit from the especially low interest rates of a few years ago, and today’s moderate rates will feel even more like the new normal.

Home Prices

After a period of rapid price increases in real estate, NAR predicts a slowdown in those increases for 2025. When looking at median home prices, the increase is predicted to be 2 percent over those from 2024. Although this news may not be what people who are putting their homes on the market want to hear, it can be music to the ears of homebuyers.

Total Cost of Home Ownership

Although, in the past, people largely focused on what interest rate they could obtain and what their principal and interest payment would be, U.S. News & World Report predicts that total cost of home ownership will become the new metric. One reason for this shift could be how more than 75 million Americans now live in a residence overseen by HOA governance. That’s 30 percent of total residences, and that number is predicted to increase. So, people are naturally factoring in their HOA costs along with the principal and interest as well as property taxes and insurances. 

Desirability of Housing Available

USA Today published this quote from Realtor.com: “2025 is expected to be the most buyer-friendly market since 2016” with home inventory as its highest since right before the pandemic. The number of homes anticipated to be for sale in 2025 will tip a seller’s market into one that’s considered to be a balanced market. There will be 4.1 months’ worth of homes on the market, they predict, pushing it above the below four month situation that is defined as a seller’s market. 

Because fewer houses were for sale during pandemic years, CNBC notes “pent-up demand” will cause more buyers to be in the market for homes. They quote an estimate of four million homes being sold by end of year in 2025, which is 2 to 9 percent higher than what happened in 2024. 

However, they don’t expect the bidding wars and other levels of competitive bidding like what the market experienced during those years.
