If you’ve spotted a luxury property that intrigues you enough to schedule a tour of the home, then you’ll want to be prepared with your questions for the real estate agent. For the purposes of this post, we’ll assume that you’ve already decided upon the general geographical area where you want to buy your high-end home.

Here are six question categories to help you create your unique list of them along with what to do with the information you’ve gleaned.

#1 Nuts and Bolts Questions

Baseline questions about a home can include the square footage of the house, of the entire property, and of any outbuildings. You’ll want clarity over the number of bedrooms and bathrooms and the square footage of each room in the home. Some people adore spacious open floor plans while others prefer home layouts that provide more privacy. Either choice is fine, but it’s important to explore the potential in a home for your preferences. 

Other nuts and bolts questions can include the amount of property taxes and any special assessments; whether flood insurance or other specialty requirements exist; and if this home falls under a homeowner’s association (HOA). If so, what are the HOA fees and associated benefits and requirements? What is the general culture and expectations of this HOA? Are any zoning changes planned? Closely related to the HOA question is one about amenities. Which ones would you benefit from? This could include a private clubhouse, golf course membership, dock space for a boat, a pool, and so forth. How closely do these amenities dovetail with ones you’d appreciate and use? If they are ones you want, would your guests be allowed to enjoy them with you?

Also consider how close you’ll be located to quality restaurants, shopping venues, entertainment locations and, if relevant, to the beach, golf course, or other locations. If you’ll be driving to work or flying to other locations, ensure that highways and airports can be conveniently accessed.
